Our experience with VIP Mortgage was one of the most stressful and disappointing situations we’ve ever been put through, and I feel obligated to warn others — especially anyone with anything more complex than a single W‑2 — to think twice before working with them. We chose VIP because they were one of the preferred lenders recommended by Beazer. We began the process in November 2024 when we signed our contract for a new construction home. Everything seemed fine at first. Since the home wasn’t projected to be completed until June 2025, there wasn’t much activity for several months, but we still reached out proactively to make sure we were doing everything correctly. We provided every document they requested and followed every instruction from our loan officer. Fast‑forward to June, when the home was finished and we were preparing to close. Three days before closing, I received a call from our loan officer saying they had made a mistake — they had missed my monthly car payment, and now our debt‑to‑income ratio was an issue. He said he was working on it. The next day, instead of a solution, he told us they had made another mistake: they had overlooked one of the two HOAs on another property we own which all documents were provided twice in Nov and then June. From that point on, VIP put us through an exhausting and unnecessary ordeal. They told us to return our leased car early and purchase another vehicle with cash, assuring us that doing so would resolve the issue and allow us to close. We did exactly what they asked and paid thousands of dollars. Then, after all that, a manager called to say his boss reviewed the file and now they needed additional documents — the same documents our loan officer had previously told us not to file. By this time, we were already four days past our scheduled closing date. After more back‑and‑forth, and after speaking with the regional manager, we filed our taxes as instructed. We were told this was the final step. Instead, I received an email saying we were “one step closer to getting qualified,” which made it painfully clear that they were never going to approve our loan. It became obvious that our loan simply wasn’t profitable for them to resell on the secondary market, and they strung us along instead of being honest. Meanwhile, our apartment lease was ending, someone else had already signed for our unit, and we were days away from having nowhere to live — with a toddler, a dog, and a cat. VIP treated us like numbers, not human beings whose lives were being upended by their negligence. Thankfully, Beazer stepped in, acknowledged how unacceptable the situation was, and connected us with another preferred lender who was absolutely incredible. They closed our loan in two weeks. We moved out on the very last day of our lease. To make matters worse, after moving in, we learned we weren’t the only ones. Several neighbors shared similar horror stories about VIP. If your financial situation is anything beyond the simplest W‑2 income, or if you have other properties, loans, or anything that requires attention to detail, I cannot recommend strongly enough that you avoid VIP Mortgage. Maybe things go smoothly if nothing goes wrong — but if anything does, they DO NOT care one bit about you, they will not take responsibility, and they will not care about the impact on your life.I am guessing some officer manager will probably responding saying "we are sorry for the experience and we are one of the best loan companies in the world". i would suggest that you investigate before responding and i can share all the text messges and emails sent to me if you would like. This was, without exaggeration, the worst and most traumatizing experience I have ever had with any business. No homeowner should ever be put through what we went through.
